Equipment I use in mold investigations, remediation, and indoor environmental problem-solving.
These are meters, and equipment I personally use or will recommend when working with mold and indoor environmental issues. This is not a complete list. It's what clients commonly ask about or what's pragmatic for non-professionals.
When I’m consulting and mention a specific tool, test, or piece of equipment, this provide a place to reference it, without guessing or last-minute Google searches. Some links are direct to manufacturer's websites, even if there are similar products on Amazon, as they may not be exactly what I would recommend.
Air Purifiers (aka Air Filters)
IQAir HealthPro Plus XE
Top-tier HEPA filtration + activated carbon. In testing, this is the only unit that reads zero particles on a laser counter. XE version adds PM2.5 sensor. If you’re on a budget get the regular Health Pro Plus without the XE sensor. You won’t miss it.
Austin Air Bedroom Machine
Best runner-up to an IQAir machine. Strong HEPA + carbon/zeolite blend at a lower cost.
Vacuum Cleaners
Miele Classic C1 Vacuum
Gasket-sealed system keeps allergens inside, even in non-HEPA models.
This performs as a HEPA even though it's not sold as one.
Nilfisk GM-80
Vacuum (HEPA). This is the gold standard - a true HEPA vacuum.
Meters
Protimeter BLD5365 Surveymaster Moisture Meter
Two modes: non-invasive (pin-less) and direct (pin-type). This is a professional-grade tool. I use this one myself.
General Tools MMD4E Digital Moisture Meter
Budget-friendly and good enough for finding wet/damp areas. Don’t fixate on the numbers—focus on whether the wall is damp or not.
ERICKHILL EMF Meter
Detects magnetic fields to identify EMF hotspots. Consumer-grade meter for measuring magnetic fields. I actually use a meter made by W.F Bell. This meter may suffice for residential screening purposes.
BACHARACH Combustible Gas Detector
Highly sensitive, professional-grade tool that detects all combustible gases (natural gas, propane, solvents, etc.) with a 1-second response time. Not available on Amazon. Costs over $300. It’s the one I use.
Gas Leak Detector
Low-cost entry level meter. Detects propane, methane, natural gas around stoves and water heaters.
Mold Remediation and Cleaning
Concrobium Mold Control Spray
Despite the marketing claim, this does not kill or eliminate mold. It creates a clear, odorless coating that seals mold on surfaces. Useful for temporarily dealing with mold on valuables (a wood table) when full remediation isn’t possible. Not recommended for wall cavities or for long-term fixes.

Great for renters and budget-conscious users. Reduces lead, mercury, and chlorine byproducts.
